Good morning!

It looks as though we're in for a HOT weekend. So don't forget to keep hydrated* and slap on the suntan lotion.

The highest ever temperature recorded in the UK was in Coningsby, Lincolnshire on 19th July last year (2022).

The mercury hit 40.3 degrees Centigrade.

In Wales, the highest official recorded temperature was 37.1 degrees C in Hawarden, Flintshire.

In the Scottish Borders, Charterhall has the highest recorded temperature of 34.8 degrees Centigrade.

*note to self: this means WATER.

Interest rates are changing.

I’ve had so many lenders telling me their rates are increasing today.

I’m trying to log on (yes: just log onto the system!!) to try and secure a rate for a client today.

I suspect this is not going to happen before the rate is pulled, given how many people are in the queue.

So the rate available to the client 2 days ago is likely to be lost FOREVER 😭

Please don’t sit on making a decision.

It’s unlikely to be of benefit to you in the current climate.

#TopTipTuesday A “redemption statement” is so

#TopTipTuesday

A “redemption statement” is something your conveyancer (property solicitor) will request from your existing mortgage lender.

The figure specified by the lender in the redemption statement is the balance of your mortgage at the time it (the mortgage) is going to be redeemed (repaid in full).

A redemption statement will be requested if you're:

• Re-mortgaging to a new lender but staying in the same property

• Purchasing a new property and taking out a new mortgage

It’s an exact figure, based on redemption of the mortgage on a specific date (usually the completion date) and includes the remaining mortgage balance, any early repayment penalties (if applicable) and any administration fees to close the mortgage.

It takes account of any scheduled mortgage payments you will make before the redemption date.

If your existing fixed term ends over the course of a weekened or bank holiday, the redemption figure is likely to be based on the next working day after the end of your fixed term.

Which means you may pay extra interest for a few days.

It’s really important you don’t stop any mortgage payments in advance of the completion date or it may be that your mortgage balance is higher than it should be at the time of completion.

If that’s the case, your new mortgage funds may not be enough to cover the existing balance (if you’re re-mortgaging). Or, if you’re moving, you may end up with less equity to use as a deposit for the new purchase.

Not only that, if you stop the direct debit, you may also end up with a late or missed payment showing on your credit report.

In my experience, if you pay too much or make an extra payment you can claim it back.

But, if you miss a payment, you can’t necessarily stop the fall-out which may occur due to missing a payment on your mortgage.

Stop your direct debit when you know the mortgage has completed and your safely with your new lender.
